The following details our services from strategic
planning through project completion. Of course, each
project has its own scope and challenges, so timelines
will vary. This, however, is the general breadth of
services BC Development can supply and mold to your
specific requirements.
STRATEGIC PLANNING
The initial step in the development process involves
two or three meetings with the development team to
discuss strategic goals of you, our client and partner.
These meetings focus on sizing the building to meet
your needs, development cost projections, project
timelines, site location, amenities within the project,
and investment parameters.
Determining long-term investment parameters will
drive many of the decisions that pertain to the design,
site selection and materials utilized in the development
of the building. Our philosophy is to have this discussion
early and often. Discussion will also include anticipated
construction costs, income and expense proformas,
and short/long-term financing alternatives.
SITE SELECTION
Once the strategic plan is understood by all parties,
we begin an extensive site analysis. As we evaluate
sites, flexibility in site selection becomes important
in developing our final pro forma. Many times the
cheapest sites are not the most cost effective due
to issues with access, utilities, topography, environmental
impacts, etc…
As a part of the site selection process, BC Development
will handle all of the rezoning matters required,
subject to some situations where legal counsel may
be necessary. In those particular cases, legal fees
will be included in the project pro forma. Typically,
it takes 90-120 days to rezone a property, therefore,
we may budget 4 to 6 months to secure and zone a site
and complete due diligence. During the site selection
process, extensive time will be spent in the rezoning
matters as well as reviewing environmental reports,
surveys, plats, traffic studies, site development
costs, infrastructure issues, etc.

In our Strategic Planning stage, we will make suggestions
on team members required for any development which
includes, but is not be limited to:

- Construction Managers
- Property Managers

The team members will be determined based upon a
request for proposal process. We will evaluate their
experience, expertise, reliability, market knowledge,
requirements by the City and interviews with BC Development
and you, our client. These professionals are typical
and are required. The fees associated with these service
providers are also a part of the project pro forma.
This team of experts will be formulated during the
strategic planning/site selection process. This will
allow adequate time for analyzing building designs
and costs during the same timeline in which we are
analyzing sites. This saves you time and money. BC
Development will coordinate the activities of all
team members to insure that everyone is working toward
the same project goal.
CONSTRUCTION PROCESS
During the entire project, BC Development will manage
the project and construction process. Our project
management will orchestrate the information, people
and needs to achieve your real estate goals. At BC
Development, we will manage all disciplines related
to construction including the architect, civil engineers,
mechanical, electrical, plumbing and structural engineers,
city officials and contractors
Our project manager will lead weekly job progress/coordination
meetings and regularly report on the construction
progress. Throughout the project we will focus on
controlling cost, schedule and quality. Weekly construction
meetings are held at the construction site, depending
upon the level of construction activity at that time.
Contractors are held accountable and held to the original
project timeline. Conference calls are held daily,
if needed, to coordinate an immediate response to
changing complexities of the project.
PROJECT COMPLETION
As the construction culminates, BC Development will
schedule the punch list, supervise its timely completion
and prepare the space for occupancy. BC will also
establish closeout documents requirements and warranty
dates with the contractor and design professionals,
and schedule training sessions on specialty systems
which the client will have internal control. Other
requirements, including parking, access control and
similar functions will be coordinated with the client
and the landlord or owner of the property. During
the warranty period, BC Development will also ensure
that the contractor, design group and various consultants
employed during the process respond to your needs.
The closeout package will include a list of all contractors,
professionals, consultants and other involved vendors
with telephone numbers and contacts for your use.
